My buyers have been looking on and off for about two years. Truthfully, there was nothing wrong with the home they had. They loved 9 out of 10 things about it. The only real issue? They were over the stairs. Which is hilarious if you know them, because they are both ridiculously fit. But apparently, even hot people get annoyed carrying laundry upstairs.

Skipped last week, but we’re back in action this week. Did you know a price reduction on a home doesn’t always mean something is wrong with it? Sometimes it simply means the seller is adjusting to the market.

Maybe they started high to test demand, maybe showings were strong but offers were light, maybe they want to move faster and would rather price sharp than sit stale.

In markets like ours, buyers watch days on market closely. A smart price correction can create fresh interest, stronger traffic, and better offers than sitting overpriced for months. I met these sellers at an estate sale and honestly, I should’ve known right then they were my kind of people. They came to buy a vintage fridge, if you know me you know I love some old 💩, and that was the coolest piece at the entire estate sale. While heading out the door I caught a glimpse of her gorgeous wedding ring, and I was in love!

Fast forward a few months and they gave me a call to sell their rental property. We walked it, ran the numbers, and came up with a game plan. They got to work getting her ready… fresh paint, some TLC, picked the weeds, scheduled new carpet install, and we hit the market. 48 days later, we were in escrow!

A few weeks into escrow, code enforcement decided to make an appearance. To be honest, I’ve heard of code enforcement getting called for multiple reasons, but never for weeds. To be fair… the weeds are absolutely OUT OF CONTROL this year. Literally they grew that crazy in 2 months!! They were already planning to handle it that weekend, but dang the timing, and for some reason I felt like I was in the principals office. I will confirm, our code inspector is a super cool guy!

❗️Fun Fact Friday❗️

Did you know that in Kern County, a room doesn’t actually need a closet to be called a bedroom?? Here is what actually makes a room a legal sleeping space according to the California Residential Code:

Size Matters: It has to be at least 70 square feet. No, your walk in closet doesn’t count (usually)!
The Great Escape: Every bedroom needs an “egress.” Usually a window big enough for a firefighter to get in and you to get out.
Stay Toasty: It must have a permanent heat source.
The Closet Myth: California law does not require a closet for a room to be a bedroom. It’s all about safety, size, and heat!

If you already knew all that, did you know this?? If you live out on acreage, your septic tank actually gets a vote! The health department takes bedroom count into consideration when determining septic tank size!

The one that will never make sense to me? Cooling is not required. I don’t make the rules, but whoever does probably doesn’t live out here.

Me and Alex go way back. I’m talking shorts in softball, Velcro sleeve straps, and shin guard days, back. IYKYK.

We grew up together, competed against each other, and our families spent way too much time at sporting events. You shouldn’t be surprised that this is how we know each other, sports are LIFE in a small town like Ridgecrest.

When Lenny walked into one of my open houses, I knew he looked familiar but couldn’t place it. He walked through, looked around, and said, “Alright, now the boss is gonna come take a look.” In comes Alex. They did the classic parent swap, with the kids waiting in the truck so she could come check it out. The second I saw her, it clicked for why Lenny looked familiar. I Facebook stalk her all the time (Kidding, obviously).

My first thought after that open house?
Alex found someone just as funny as she is.
And yep, confirmed. The entire process, we were laughing all the way to closing.

After I handed over the keys, as I was walking to my car I could hear Myles laughing from at least 50 feet away. Uncontrollable belly laughing. It was so freaking cute I couldn’t help but smile.

Alex and Lenny may have bought a home, but Myles? He hit the jackpot. Will he go lizard hunting, have backyard campouts, a basketball court, a batting cage? Who knows, something tells me though he’ll be able to snap his fingers and get just about whatever he wants. As long as he stays clear of those mirrored closet doors, this house is about to hold a whole lot of really good memories for these three.

When I watched my mom go through selling her parents estate, I knew then it was not an easy task. My aunt had to walk that same road, managing grief while trying to close out your parents chapter is something most of us will have to face at some point, but no book or google search can really prepare you for it.

My Aunt Theresa handled it with so much grace. She is one of the most incredible women I know. Hilarious, loving, a little intimidating in the best way, and if I ever need someone to tell it to me straight, she is the first call I would make.

Her and my uncle did not just list this home, they prepped it the right way. Fresh paint, new carpet, septic and roof certs done prior to listing, HVAC system serviced, the property cleaned up and cared for, everything done with intention so it could show its absolute best. You could feel the pride in how well it had been maintained and how thoughtfully it was presented.
Her dad would have been so proud.
We had four offers in the first five days, and I was still getting calls after it had been pending for two weeks. INSANITY. In a multiple offer situation, here is something people don’t always realize: the highest offer is not always the best offer. We chose the one with the strongest terms and the least risk to get it over the finish line.

Last night, when I picked up my sign and lockbox, every single rose bush was in full bloom. It felt like perfect timing. Her parents would have loved seeing their home passed on to the next family while looking that beautiful.

Congratulations Aunt T, this may not be the last chapter in the “Year Of Firsts” but at least we got it closed. March Market Shift: 2025 vs 2026
If you’re wondering whether the market has shifted over the last year… the numbers are starting to tell a very different story depending on where you look.

🏡 RIDGECREST
Active Listings:
Inventory actually dropped from 90 homes in 2025 to 78 in 2026. -13.3%
Average price increased from $304,147 to $332,035. +9.2%
Days on market improved from 67 to 58 days. -13.4%

Closed Sales:
Sales decreased from 38 to 30 homes. -21.1%
Average sold price dipped from $318,879 to $295,261. -7.4%
Homes sold faster, going from 70 days down to 59 days. -15.7%

What does this mean?
There are fewer homes available, and the ones that are priced right are moving quicker. Even though fewer homes closed, buyers are still active, they’re just being more selective and price sensitive.

Active Listings:
Inventory increased from 7 homes in 2025 to 10 in 2026. +42.9%
Average price rose from $266,829 to $285,440. +7%
Days on market increased from 163 to 190 days. +16.6%

Closed Sales:
No homes closed in March 2026 compared to 4 in March 2025.

What does this mean?
More inventory, higher prices, and longer days on market with zero closings in March tells us buyers are hesitating. Pricing and presentation matter more than ever out here.

One Major Trend I am Seeing

The homes that are actually selling in both areas are move in ready and priced strategically. Buyers are not interested in taking on extra projects, solar complications, or anything that feels like work.

TLDR: Too Long Didn’t Read ⬇️

Ridgecrest is tightening up with less inventory and faster movement, but buyers are being more cautious on price.
Inyokern is seeing more listings sit, with little to no movement, meaning strategy is everything right now.

If the last time you went house shopping was before 2024, there is a major difference in the landscape now. All the paperwork actually starts before you even enter a door.

A Buyer Broker Agreement is simply a contract between you and your agent. It outlines who represents you, the services they provide, how they’re compensated, and how long you’ll work together. It does create an exclusive relationship for a defined time and area. Can it be canceled? Absolutely, but the process can vary depending on the terms and the agent.
So why the change? Industry practices shifted after the NAR Commission Lawsuit. The major outcome was greater transparency around how agents are paid and how representation works. Buyers now formally hire their agent, similar to how sellers hire a listing agent. The goal is communication, and making sure everyone understands who is working for whom. Honestly, I think they are great!
BUT you need to be smart!
That “Schedule a Tour” button is designed to get you in touch with an agent quickly, but not necessarily YOUR agent. Most of the time, it connects you with someone who pays for leads and they are likely NOT local to Ridgecrest.

Which means you could end up signing a contract with someone who may not know our market, our neighborhoods, what the best Mexican food spot is, how to best represent you, or that most of us are a Burroughs Burro…. a name so nice you gotta say it twice.

In our local MLS, the Southern Sierra MLS, there are close to 100 active agents and brokers who actually live and work here, know the inventory, understand the ins and outs of our market, and have access to all the data that isn’t available on Zillow (Yes there is more!)
The Buyer Broker Agreement isn’t the problem, signing it with the wrong person is. There are so many wonderful agents in our town, INTERVIEW US!!! I promise you will find the right fit, and they may even treat you to a margarita at La Fiesta because everyone who knows anything, knows that’s where you go for one of those 🤪🍹

Yes, I remembered. No promises for how long this streak will last, but hey 2/2 is batting 100, and that’s a better average than I ever had.

There is a lot more behind the For Sale signs than most people realize. I have been building this life since my T ball days. I set a goal early on and worked my ass off to make it happen. Discipline, grit, and learning how to show up even when it is hard carried me all the way through college softball at CSU Northridge, where I earned my degree in Public Health. Followed that up and got my Masters Degree in a year because why not? Then the earthquake happened, COVID happened, I got my real estate license… and now I have two degrees that I use approximately none of on a daily basis. But hey, at least I have good grammar. 🤪

Here is something most people do not know. I genuinely love to write. Every caption, every listing description, every post you read is me word vomiting in my notes app until I form something that I think is worth your time. AI is a great tool, I’m not knocking it at all. However, it’s starting to feel like everything I read on social media sounds the same, and I miss the originality of 2012 when statuses were like “just had some bomb.com pizza for breakfast.”

For the fun fact this Friday, just know when you read something from me, it is real, a little bit sarcastic, probably going to have a cuss word or two, and 100% mine. Honestly, I think that matters more now than ever. In a world that is moving toward AI in everything we do, it can all start to feel like an Amazon return and we all know how often we end up yelling, “please give me a real representative!” on the phone.

Ernie Bell taught me a lot of things, but the most important lesson, and one I used to jokingly mock him with until I got into this business, is “Life is all about relationships.” Great relationships all start with stories, experiences, and genuine care behind them. In a world full of AI, relationships and the human experiences behind them are what make life worthwhile, and relationships with my clients are something I will ALWAYS hold close to my heart.

Fun Fact Friday! If I can remember I’ll make that a thing, but for today I figure it’s just a great day to learn something new!

I had two homes go into escrow a few Mondays ago, but with two different statuses that may confuse you if you’re watching your favorite house dreaming app regularly.
One of these houses you can still see online as being marketed, and the other either disappeared or is showing as “Pending!l

The difference?

Home #1: Under Contract / Pending
This means the seller has accepted an offer and the home is no longer actively being marketed. The seller and buyer are moving forward together through inspections, appraisal, and loan approval.

Home #2: Active Under Contract
This one is a little different. The seller has accepted an offer but the home is still being shown and marketed.

Why would a seller do that? Usually because the accepted offer has contingencies like the buyer needing to sell another home first, extended timelines, or other conditions that add a little uncertainty. Keeping it Active Under Contract allows the seller to accept backup offers just in case.

So if you see a home online that says Active Under Contract, it doesn’t necessarily mean you missed your chance. Sometimes there is still an opportunity to slide into backup position.
